What smart film actually costs in Riyadh

A breakdown of what drives the price of a switchable film installation, and the line items that catch people out at quotation stage.

The honest answer

Anyone who gives you a firm price per square metre before seeing the glass is guessing. That said, the variables are knowable, and understanding them lets you read a quotation properly.

What sits inside the number

The film itself is a smaller share of a typical quotation than clients expect. The rest is survey, preparation, installation labour, electrical work, control hardware and making good.

Preparation is the part most often underestimated. The glass has to be genuinely clean, in a genuinely dust-free environment, before anything is applied. In a Riyadh summer on an active site, achieving that is real work.

The line items that catch people out

Electrical supply to the glass. The film needs power at the panel, and if there is no circuit nearby, someone has to run one. On a retrofit into a finished villa, that can mean chasing walls and making good.

Zoning. Clients often ask for more independent zones late in the process, after the price has been agreed. Each one adds a circuit and a controller.

Access. Glass at height, or glass that can only be reached outside working hours, changes the labour line significantly.

Making good. If the film replaces existing blinds or a partition, removal and disposal belongs in the quotation. It is frequently left out and then argued about later.

How to compare quotations properly

Compare the specification, not the total. Ask each supplier for the same four things in writing: total switchable area, number of switched zones, control method, and warranty terms including what is covered on the film versus the electronics.

If two quotations differ by a wide margin, one of them is almost always describing a different job.

A reasonable planning approach

For budgeting before survey, treat switchable film as a premium finish rather than a glazing line item, and expect the electrical and control work to be a meaningful share of the total rather than a rounding error. Then get a survey before you commit the budget.
